Premium flat roofing across Leeds — EPDM rubber, GRP fibreglass and felt systems for extensions, garages, dormers and commercial properties. 20-year manufacturer warranties, guaranteed watertight, and full installations completed within days, not weeks.
Flat roofs get a bad reputation — but only because they're so often installed badly. Done properly, a modern flat roof should last 20 to 50 years and stay completely watertight throughout. At Kirkstall Roofing, we install and repair flat roofs across Leeds using only the three systems that genuinely last: EPDM rubber, GRP fibreglass and high-performance felt.
Whether you've got a leaking extension roof in Headingley, a garage in Bramley that needs re-covering, or a flat roof dormer in Horsforth that's seen better days, we'll come out, assess properly, recommend the right system for your property, and quote in writing.
Single-piece rubber membrane. 30–50 year lifespan. No seams on smaller roofs. Industry-leading reliability.
Seamless fibreglass system. 25-year warranty. Walk-on capable. Ideal for balconies and dormers.
Modern torch-on or self-adhesive felt systems. 15–25 year lifespan. Cost-effective for larger areas.
Cold-applied liquid systems for awkward shapes, parapets and roofs with multiple penetrations.
EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane installed as a single piece on most domestic flat roofs. On a typical extension, dormer or garage in Leeds, EPDM is fitted with no seams at all — eliminating the most common point of failure on traditional felt roofs. We use Firestone RubberCover and ClassicBond systems, both with 20- to 50-year manufacturer warranties.
GRP (glass-reinforced polyester) is a liquid-applied fibreglass system that cures into a single seamless surface across the entire roof. It's ideal for balconies, walk-on roofs, dormers and any flat roof where appearance matters. We install with full BS 6229 compliance — proper falls, edge trims, and a high-build topcoat for UV protection.
Not every flat roof needs replacing. Where there's localised damage on a sound underlying roof, we can often repair rather than re-install. Common repairs include:
If your flat roof has reached the end of its life — felt that's blistered, brittle, cracked or curling at the edges — replacement makes more sense than repeat repairs. We'll always tell you honestly which option suits your roof.
Costs vary by size, system, and the condition of the existing structure underneath. Typical Leeds flat roof prices:
Prices include strip-off, disposal, new insulation if needed, and the new covering. Scaffolding and complex detailing add cost.
We come to your property, inspect the existing roof, check the substrate and structural deck, and assess drainage falls.
You get a written quote covering the system, brand, insulation, edge details and warranty term — no hidden extras.
Old covering removed, deck inspected, rotten OSB or ply replaced with new marine-grade material.
Where needed, we fit modern PIR insulation to current Part L building regs, plus a vapour barrier to stop interstitial condensation.
EPDM bonded with full contact adhesive. GRP laid with proper layup and three-coat finish. Felt fitted to BS 8217 standards.
Proper aluminium edge trims, lead flashing to upstands, drips and weep holes correctly formed. Manufacturer warranty registered to your address.
We install flat roofs across the whole of Leeds and West Yorkshire. Common areas include: Kirkstall, Headingley, Horsforth, Adel, Roundhay, Bramley, Pudsey, Burley, Hyde Park, Meanwood, Chapel Allerton, Yeadon, Otley, Guiseley and Leeds City Centre.
"EPDM on our extension after years of putting up with a leaking felt roof. Done in two days, watertight ever since. Should have done it years ago."
